We welcome polite guests

We run this accommodation as a hobby so that we can offer something different to people who want to rest and relax at Maty’s Place, or as part of family vacations and trips, or business trips.

We strictly prohibit any parties, birthday celebrations, or other events (alcohol parties, etc.). We are located in a very quiet area and do not want anything like that to take place in our accommodation. We really don’t need reservations at any cost.

We are willing to agree on many things, provided that it is in advance. We do not accept any circumvention of the rules.

Reservation terms and conditions and accommodation rules at Maty's Place

Conditions for confirming your reservation

1. Your reservation on Airbnb.com and Booking is valid only after it has been confirmed by Maty’s Place on these platforms. (We do not accept reservations made in any other way.)

2. The person making the reservation must confirm that they agree to the accommodation rules within 24 hours of making the reservation, otherwise the reservation will be automatically canceled.

3. At CHECK-IN, the person responsible for the reservation must fill out the Boletim do SEF document. According to Portuguese law, the person making the reservation, along with other guests confirmed in the reservation, is required to fill out this document. Without filling out this document and providing information about the guests staying, your stay at Maty’s Place will not be allowed and will be terminated. The information provided in this document must match all the information on your identity documents. To speed up CHECK-IN, we request that you send us the names of your guests in advance.

4. If the management of Maty’s Place, Booking, or Airbnb assesses the reservation as potentially risky, the management of Maty’s Place will proceed in accordance with the agreed and signed accommodation rules. At CHECK-IN, a refundable deposit of EUR 200 will be required, which will be paid by the person making the reservation in cash at CHECK-IN and will be returned at CHECK-OUT if everything is in order. The guest will be informed of this when requesting a reservation.

Check In & Check Out

CHECK-IN – 3:00 p.m. to 6:00 p.m. (Keys will be handed over by Maty’s Place management, followed by an explanation of how everything works in the accommodation).

In case of flight delays, we will check you in later at no extra charge.

CHECK OUT – 11:00 a.m. (No later, otherwise you will be charged for an additional day unless otherwise agreed).

Maty’s Place Accommodation Rules

1.⁠ Quiet hours: 11:00 p.m. – 7:00 a.m. Maty’s Place is located in a very quiet area and any noise after 11:00 p.m. is strictly prohibited (0% tolerance). In case of violation, the stay will be terminated immediately.

2.⁠⁠⁠⁠⁠⁠⁠ Maty’s Place can accommodate a maximum of 4-6 people. Visits from other people are not allowed. If this rule is broken, the person who made the reservation will be charged a fine of €200.

3. Smoking (e-cigarettes, etc.) is only allowed in designated areas. Smoking is prohibited inside the house and in the Jacuzzi area.

⁠ 4. Damage to any equipment at Maty’s Place (house, hot tub, garden, bar, grill, etc.) will be paid for by the person making the reservation at the current market value of the damaged item to Maty’s Place management in cash at CHECK OUT.

5.⁠⁠⁠⁠ The house must be returned by the person who made the reservation at CHECK OUT in a clean condition and with the trash cans emptied.

6.⁠ Pets and any other animals are not allowed. (Assistance dogs only by prior arrangement with the management of Maty’s Place, otherwise not).

7. Maty’s Place has a camera system in outdoor areas in accordance with applicable Portuguese and EU laws. It serves to protect our property and, if necessary, as evidence between Maty’s Place and guests, so that any situation that arises can be resolved immediately.

Maty’s Place is not responsible for the consequences of the improper use of electrical equipment and appliances, balconies, windows, railings, stairs, and other dangerous areas by guests.
